PHILAND Ranch Master Plan
PHILAND Corporation, a U.S. company is a majority owned subsidiary of Providential Holdings, Inc. Formed under the laws of Nevada in July 2007, to develop and manage the PHILAND Ranch Master Plan (PRMP), located in Chu Lai, South Hoi An, and the Quang Nam Province of central Vietnam. All licenses and permits for land usage and construction permits are registered under PHILAND Vietnam Ltd., a wholly-owned subsidiary of PHILAND Corporation, granted by the Chu Lai Open Economic Trade Zone Authorities, Quang Nam Province, as authorized by the central government of Vietnam.
Today, Vietnam is Southeast Asia’s second most economically thriving country behind China. Despite its misfortunes with war, Vietnam has been able to preserve her culture, the beautiful country, heritage and the people’s simple elegance, primarily in the central region. This area is not over developed with a mismatch of uniformity like other parts of the country. The central and provincial governments have demonstrated a series of proactive business investment policies over the last seven years to attract more industry into region. PHILAND has been given the opportunity to implement PRMP to provide the Quang Nam Province with the essential elements for a long-term growth and development plan that will fuel the region for generations to come.
PRMP is an orderly development of the central region of Vietnam, featuring a balance of land to support industrialization and tourism growth for the Quang Nam Province and its neighboring communities. PRMP features a luxury hotel & resort destination, several planned mixed-residential communities, commercial-retail spaces, recreational and leisure facilities, entertainment venues and industrial parks. The intricate design reflects a reverence for the natural topography of the land, the people and culture of Vietnam, and will increase the growing foreign and domestic interest in the area. PRMP also includes sufficient schools, religious facilities, parks, roads, and utilities to serve the PHILAND Ranch Community.
With the government’s proactive policies in place, central Vietnam is positioned to be a strong industrial hub. The area continues to offer favorable tax incentives and a low cost/trainable workforce and has been successful in attracting domestic and manufacturing corporations into the area. Pointe91 Site Plan Residential Living Community & Amenities at Bien Rang, Chu Lai in Central Vietnam
PRMP will commence with Pointe91, a high-end residential and resort community in Bien Rang, Chu Lai, Vietnam. Located on an exclusive and majestic bluff overlooking the South China Sea, with rocky shores that extend to the north, and seemingly endless sandy beaches southward, the 118 acre (47.7 hectare) development is encompassed by a diverse topography, and will grow to an eventual 300 contiguous acres. Pointe91 offers luxury accommodations in an exclusive community, including 227 grand private home residences in seven separate communities, an exclusive Five-Star Riveria Beach Hotel & Spa with 180 rooms, and 30 detached premium residences that will be offered as a Private Residence Club.
Pointe91 also features spectacular attractions like the outdoor 250-seat amphitheatre with the South China Sea backdrop, an International Commercial-Retail Centre, a state-of-the-art Management Executive Education Training Facility, recreational parks, and miles of hiking and jogging trails along the scenic and natural terrain exclusive to Pointe91.
Pointe91 is strategically located less then seven minutes away from the Chu Lai Airport. In accordance to the government’s plan, the Quang Nam and Chu Lai area will continue to experience an increase in tourism. The Chu Lai Airport is scheduled to be upgraded to meet international standards and will be capable of facilitating upwards of 1.5 million visitors a year by 2015. Pointe91 is a choice destination to accommodate these guests from Southeast Asia, Europe, Australia, and the US, as well as the fast-growing, local affluent Vietnamese population.
PRMP also includes the development of Tam Hai Island and South Hoi An City. PHILAND has agreed with the provincial government to transform the Tam Hai Island, located in the southeast region of Chu Lai, into Vietnam’s vacation and tourism hotspot -featuring Asia’s next successful, prestigious marina city, hotel and leisure establishments, and casino and gaming facilities. The South Hoi An City project is approximately 7,163 acres (2,900 hectares) of land stretching along the coast of the Quang Nam Province in Vietnam. The project includes inland and coastal properties along the Truong Giang River and South China Sea.
PHILAND has made a long-term commitment to help develop the Quang Nam Province. We are also committed to design and coordinate new resettlement/relocation housing communities for the patrons from and within the area. PHILAND is exploring joint venture opportunities with local and foreign interests to lease heavy equipment used for construction and the development of new business parks, and to establish a new free trade economic and industrial zone in the immediate area. PRMP will serve as a catalyst to the growth and development of the central region of Vietnam, generating thousands of employment and growth related opportunities for local residents. We will revolutionize the standard of living, work and play for our patrons, and set the stage for lasting change.
To better manage PRMP, PHILAND has divided the project into three sub development zones: the southern, middle, and northern regions. The southern region has been designated as Pointe91, the middle as Tam Hai Island, and the northern region as South Hoi An City. In the first phase, PHILAND will develop Pointe91 to establish the market and create the demand for future PHILAND communities. Next, PHILAND will proceed with Tam Hai Island and then develop South Hoi An City. While other large developers have made commitments into the area, PHILAND reached its first milestone in August 2008 by breaking ground at Pointe91.
PRMP is a multi-billion dollar development. The Pointe91 Luxury Living Community and Private Residence Club properties are forecasted to produce over $450 million in sale units; yielding more then $200 million in EBITDA. In addition, the featured Five-Star Riviera Hotel & Spa is forecasted to produce over $25 million in revenues annually and an average of 14% EBITDA return. In addition, the Free Open Economic Industrial Trade Zone and PHILAND Housing will also produce stable, long-term recurring revenues, more jobs, and economic growth for several decades to come.
